Key takeaways

  • The tracker held 518 industrial sites by October 2026, with a digest to the team every day since April.
  • A pipeline checks public closure notices and news twice a day, adds site details, removes duplicates and sorts sites into tiers.

01 Results

518 sites, and a short list to call

By October 2026 the shared tracker held 518 industrial sites. The team gets the new ones in a digest every day, with the Priority sites pulled out every Monday.

For the top 25 sites, the team now has a ranked call list covering 158 contacts, so a closure can go straight from the digest to the right person's phone.

02 The job

Find closing industrial sites while they are still early

A plant closure often shows up first in a public notice or a local news story. Reading all of that by hand is slow, and most of it is out of scope for an industrial real estate investor.

Green Dock wanted a short list it could review quickly each day.

03 What we built

A tracker that gets sharper from the team's own notes

A pipeline runs twice a day and writes to a shared tracker. New sites go out in a daily email, and a Monday digest pulls out the Priority sites.

How the tracker works: watch, enrich, dedupe, tier and deliver, with the team's review notes feeding back into the tiers.

01

Tiers built on the team's judgment

The team marks sites Yes, No or Maybe in the tracker. In October 2026 we rebuilt the tiers and scoring around those notes.

02

Call lists for top sites

Each top site gets contacts ranked by who to call first. The first list covered 25 sites and 158 contacts.

Green Dock Partners case study FAQ

What did OneGTM build for Green Dock Partners?
A tracker that checks public closure notices and news twice a day, adds owner and site details, removes duplicates, sorts sites into tiers and delivers a daily digest email, a weekly Priority digest and a shared Google Sheet.
When did the Green Dock Partners engagement start?
November 2025. The first digest went out in April 2026, and the work is still running.
How does the tracker decide which sites matter?
Sites are sorted into tiers using rules recalibrated in October 2026 from the Green Dock team's own Yes, No and Maybe review notes.
What has the tracker produced?
By October 2026 the shared tracker held 518 industrial sites, and the top 25 had ranked call lists covering 158 contacts. The team gets a digest every day and a Priority digest every Monday.

How this was measured: site counts come from the shared tracker export of October 2, 2026, and call list counts from the list of October 9, 2026. The quote is from Jacob Solomons's email of April 16, 2026.
